cancellations and refunds
Once you have booked the dates and any associated services will be reserved for you however we know that sometimes circumstances beyond your control can change your plans. Below is our cancellation and refund policy relating to all bookings via our portal.
Within 48 hours of booking - For a full refund of accommodation fees, cancellation must be made within 48 hours of booking and at least 14 full days prior to listing’s local check-in time (or 3:00 PM if not specified) on the day of check-in.
Over 30 days from arrival - For a 100% refund of accommodation fees minus a £25 admin charge (except in the case of Covid cancellations), cancellation must be made 30 full days prior to listing’s local check in time (or 4:00 PM if not specified) on the day of check in, otherwise no refund.
Within 14 - 30 days of arrival - If the guest cancels less than 30 days but more than 14 days in advance a 50% refund will be issued.
Within 14 days of arrival - If the guest cancels less than 14 days in advance there is no refund available.
Damage / Security Deposit - The damage deposit charged as part of the booking will be automatically refunded within 7 days of the departure date unless there are there is any cause for a claim against this deposit. In the event that damage or breach of rules is discovered these will be raised with the guest in writing. Wherever possible an amicable resolution will be found however we reserve the right to withhold some or all of the amount paid to cover any costs incurred.
